The value of any real estate asset is subject to the forces of supply and demand, macro and micro economic forces and ever changing demographics.However, the intrinsic value is also affected by the current physical condition of the property.

Whilst Location Location Location is a highly sought after and relevant feature…………

the return on your investment will be directly influenced by the Maintenance Upkeep and Condition (MUC).

So, if MUC is the problem, then a PMP is the solution, that is, a Preventative Maintenance Program.

  • Keep gardens in good order, lawns mown, hedges trimmed and garden waste mulched or removed.
  • Clean gutters and ensure downpipes and drainage is free flowing.
  • Ensure external surfaces are maintained and aim to repaint every 5 to 6 years.
  • Repair and repaint any minor woodwork issues such as window frames and architraves
  • Oil exterior decks and timber work to prevent deterioration from the elements.
  • Attend to any structural issues immediately, before they develop into structural disasters.
  • Have a pest inspection conducted at regular intervals and have activity treated appropriately.
  • Have an electrician check over the general condition of your switchboard and wiring.
  • Maintain the structure of your pool and pool equipment.
  • Have air-conditioning and heating installations regularly serviced.
  • Keep the interior of your property in good order. Look after or replace window furnishings, light fittings and cosmetics.

Another prime consideration is to avoid clutter.  Like dating, first impressions are lasting.

The relatively small outlay to schedule preventative maintenance for your property may seem like a cost burden that can be avoided, however, the much greater and often prohibitive cost of major repair works can be devastating to the return on your investment.

Accumulating defects rather than fixing them can prove very costly indeed.

Very often, as a Real Estate Agent and having worked in the building industry as an electrician, I see properties whose rental incomes and sale price is severely adversely affected due to poor property maintenance.

And, it is often the case that the landlord or vendor, simply does not have the funds available at that critical lease or sale time to action the fix up.

Remember the old phrase “a stitch in time saves nine”.

Adopt the mindset that you are your own First Class Property Asset Maintenance Manager. Then, how would you look after your investment?

Always employ the services of qualified and experienced tradespersons. Avoid carrying out tasks that are beyond your capability, experience or qualification. Don’t risk the safety of yourself or others.

Don’t fall into the trap of putting maintenance off. Develop a simple, cost effective PMP.
